Aticco, a Barcelona coworking operator, adds and continues in Madrid. The company has reached 4,000 m2 of flexible offices in the capital after adding a new plant in its center located on María de Molina Street , according to a statement sent by the company. With this incorporation, Aticco doubles the surface area it operated in Madrid, the market where it arrived in 2020.
In addition to offices, the company has also explained that Aticco Living, its business specialized in coliving , will reach the Madrid flexible accommodation market in the short term, although it has not specified in which building it will be located.
Regarding the new space added in María de Molina, the operator points out that, in addition to the shared offices, private offices and other common areas for networking, a large Phone Lead terrace is added, which doubles in size after the inauguration of the new plant and adds a new access to the building, which means being able to organize events with greater capacity. In addition, the offices will have a new canteen, equipped so that users can eat in the same building.
The company indicates that María de Molina will not be the last opening of Aticco, since the company continues to look for new places to expand.
According to the real estate consultancy Busquets Gálvez, Madrid already has more than 230,000 m2 allocated to flexible office space , equivalent to 23,460 jobs, compared to 21,560 in the same period of the previous year. Barcelona, for its part, has more than 220,000 m2 of flexible stock, which represents 3.5% of the total offices and 22,300 jobs (compared to 18,250 in the same period of the previous year).
In the capital, the area that accumulates the most flexible office spaces is Paseo de la Castellana, bringing together 30.23% of all flexible spaces in Madrid in that location. However, Madrid, according to the same sources, has a much more diverse offer of coworking spaces and is distributed more equitably by neighborhood.
Chamberí stands out for having a newer and premium offering. In fact, together with Chamartín and Retiro, they are the most expensive areas of the capital for flex offices, exceeding 500 euros per person. Moving away from this location may mean a price reduction of 15%-20%.
In Barcelona , there are two main locations where the demand for coworking is concentrated: Eixample (Paseo de Gràcia) and Poblenou. The largest supply of spaces is concentrated in the vicinity of Avenida Diagonal and Paseo de Gracia, with an occupancy level of over 90%. Additionally, all premium operators are situated in this location due to high demand and are looking to expand. Prices per person start from 300 euros to 600 euros.
